We’ll tell you honestly which situation you’re in. There’s no point repairing a roof that’s going to fail in two years, but there’s also no reason to replace a roof that has ten good years left just because one section needs work.
Age matters, but so does the overall condition. A 15-year-old roof with isolated damage is a repair. A 25-year-old roof with shingles that are brittle and cracking across the whole surface is a replacement. We assess the whole picture and give you a straight answer.
For active leaks causing interior damage, we prioritize emergency response. Depending on our current schedule and the severity, we can often get someone out the same day or next day to at least stop the water intrusion with a temporary fix.
The permanent repair might take a bit longer to schedule, especially if we need to order specific materials to match your roof. But we won’t leave you with water pouring into your house while we wait for shingles to arrive.
If you’re calling during or right after a major storm, understand that we’re likely handling multiple emergency calls. We triage based on severity—active interior flooding gets priority over a small attic drip. But we’ll communicate clearly about timing and won’t leave you guessing when we’ll show up.
Ice dams form when heat escapes through your roof, melts snow on the upper sections, and that water runs down and refreezes at the colder eaves. The ice builds up, blocks drainage, and forces water back under your shingles. That’s when you get leaks.
Roof repair alone won’t fix ice dams if the root cause is poor attic insulation or ventilation. We can repair the damage ice dams caused—replace rotted decking, fix leaks, install better ice and water shield. But if your attic is bleeding heat, you’ll just get more ice dams next winter.
The real solution combines proper attic insulation, adequate ventilation, and quality roofing materials installed correctly. We can assess your whole system and recommend what actually needs to happen. Sometimes it’s a roofing fix. Sometimes it’s insulation work. Usually it’s both. We’ll tell you what we see and what will actually solve the problem long-term.
Small repairs like replacing a few shingles or sealing a minor leak might run a few hundred dollars. Larger repairs—fixing storm damage across a section, replacing damaged decking, addressing multiple problem areas—can range from $800 to $3,000 or more depending on scope.
Every roof is different. Access difficulty, materials needed, extent of damage, and what we find once we open things up all affect cost. A leak you can see might have hidden damage underneath that we can’t assess until we remove the damaged section.
We provide clear estimates before starting work. If we discover additional damage during the repair, we stop and discuss it with you before proceeding. You won’t get surprise charges for work you didn’t approve. The goal is to fix your roof correctly without breaking your budget, and sometimes that means being creative about phasing repairs if everything doesn’t need to happen at once.
It depends on what caused the damage. Storm damage, wind damage, falling tree limbs—those are typically covered events. Gradual wear and tear, aging materials, or damage from lack of maintenance usually aren’t covered.
If you’re filing a claim, document everything before repairs start. Take photos, note when the damage occurred, and contact your insurance company promptly. We can work with your adjuster and provide detailed documentation of the damage and repair scope.
Some insurance companies try to lowball repair estimates or claim damage is pre-existing when it’s not. We’ve worked with enough adjusters to know what’s reasonable. If your claim gets denied or the payout seems too low, we can provide a detailed assessment that you can use to challenge their decision. We’re not public adjusters, but we know what proper repairs cost and we’ll back up our estimates.
A properly done repair using quality materials should last as long as the surrounding roof sections. If your roof has 10 years of life left and we repair one area correctly, that repair should hold for those 10 years.
The caveat is that we can’t make old materials young again. If we’re patching a 20-year-old roof, the repair will be solid but the rest of your roof is still 20 years old. You might need additional repairs as other sections age and fail.
That’s why we’re honest about overall roof condition during our assessment. If your roof is near the end of its lifespan, we’ll tell you that repairs are a short-term solution and you should budget for replacement in the next few years. If your roof is relatively young and just sustained isolated damage, a good repair should last until the whole roof needs replacement decades from now.
